An industrial land parcel in the industrial precinct of Smeaton Grange is listed for sale with a price of $10.5 million, Raine & Horne Commercial Macarthur said in a press release.
The freehold industry property is located at 46 Anderson Road, Smeaton Grange and spans 7,009 sqm. It is within close vicinity of major transportation arteries such as Camden Valley Way, Narellan Road, and the Hume Highway. The M5 and M7 Motorways along with the entire road network of Greater Sydney are also near the site.
The land is currently leased by Doko Formwork Australia, but the lease will expire on 31 August. Maria Agostino, associate director of sales and leasing at Raine & Horne Commercial Macarthur, said that the listing had been received well by its potential buyers.
“Enquiries immediately poured in from fund managers, property developers, and high-net wealth private investors seeking a substantial industrial landholding in the burgeoning southwestern Sydney region,” Agostino said.
Agostino said that the land is ideal for owner-occupiers who may be interested in building a new warehouse or several industrial strata units. She is selling the property alongside Daniel Krobot (pictured below), managing director of Raine & Horne Commercial Macarthur.
“This is one of the larger parcels of land we’ve listed for some time, and we are selling the property by Expressions of Interest (EOI). It is also one of the last remaining sites of this size for sale in southwest Sydney, and we expect an excellent result for the vendor,” she said.
Agostino and Krobot had also listed another prospect for lease at 3 Montore Road, Minto. It spans a total of 8,009 sqm and is located at the Minto industrial precinct, near Airds Road, the main industrial thoroughfare of Minto. It is also within a 45-kilometre radius of the Sydney CBD and Port Botany, with access to the M5 and M7 Motorways through Campbelltown Road.
“This premises benefits from its proximity to commuter rail services, being within easy walking distance. Furthermore, the Macarthur Intermodal Terminal is just a few minutes away, providing added convenience for transportation and logistics,” Krobot said.
He added that some of the factors that led to a rise in the demand for the region’s industrial market include the development of residential land projects found in Appin, Wilton, Cobbity, Leppington and Austral.
“The construction of the Western Sydney Airport and associated projects such as the release of future industrial land around the airport precinct and the completion of the M12 Motorway, are creating additional market impetus and attracting firms to lease industrial space in this region,” Krobot said.
The lease price for the listing in Minto is set to be $1,020,000 per annum net, not including outgoings and GST.
